Dear Guests

We warmly welcome you to our chalet and are pleased to greet you as our guests.

In order for you and future guests to feel comfortable with us, we ask you to follow the house rules below.

By your stay, you agree to these rules. Thank you for your understanding.

General Guidelines

These house rules are part of the rental agreement. In case of substantial or repeated violations of the house rules, the landlord reserves the right to terminate the rental agreement extraordinarily as well as, if necessary, to claim damages or to retain part of the deposit.

All guests and their visitors are obliged to comply with these house rules and further instructions of the landlord.

In the winter months there is slipping and roof avalanche hazard around the chalet. Entry to outdoor areas is at your own risk. Parents or legal guardians are responsible for the supervision and safety of their children.

In case of heavy snowfall, guests are responsible for clearing snow from balconies, terraces and the entrance area. This is for the safety of the guests and to prevent damage to the building structure due to excessive snow load. Two snow shovels are available in the ski storage.

Guests are encouraged to use water and electricity sparingly.

The landlord assumes no liability for restrictions or inconveniences caused by weather conditions, natural events or force majeure (e.g., snow, avalanches, power outages).

The landlord reserves the right to enter the accommodation for maintenance work or in case of emergency, with prior notice if possible.

Internet (WLAN) is provided as a free service. The landlord assumes no liability for availability, speed or security of the Internet connection. Guests are responsible for their own online activities. The use for illegal activities (e.g., illegal downloads/file sharing) is prohibited. The guest relieves the landlord of any claims by third parties.

All guests are required to complete the statutory registration forms (guest card) completely and truthfully and to pay the overnight tax.

Noise and Neighbors

The chalet is not child-proof due to its design (e.g., stairs). Use with children is at your own risk. Parents are liable for the safety and supervision of their children, especially on balconies and in the fireplace area.

From 22:00 to 06:00, statutory quiet hours apply. During this period, any noise must be avoided. Please be considerate of other guests and neighbors and surrounding chalets.

Excessive noise and parties are prohibited at any time of day or night. Violations may result in immediate termination of the rental agreement, a requirement to vacate the accommodation, and additional costs (e.g., for special cleaning).

Guests and their visitors must behave respectfully toward residents and neighbors.

Visitors

Guests may not receive visitors unknown to the landlord.

All guests must be registered with the landlord in advance as part of the check-in process.

Additional overnight guests must be announced at the time of booking and must be explicitly approved by the landlord. Additional costs may apply.

The main tenant is responsible for ensuring that the maximum number of persons is not exceeded and that visitors also comply with these house rules.

Events

Any events or celebrations – both commercial and private – are not permitted in the accommodation and on the entire property.

Parking

Guests are required to comply with applicable parking regulations and to keep access roads, vehicles and parking spaces of surrounding chalets clear.

For this holiday home, a parking space is available directly in front of the accommodation during the stay. This provides space for two standard-size vehicles.

Waste Disposal and Recycling

Please dispose of your waste properly at the designated waste site and separate your waste accordingly.

Waste must not be left in the accommodation or on the property.

Security

Each guest is responsible for ensuring that all windows and doors are closed when leaving the chalet. This is for security and to prevent rain, water or theft damage and unnecessary heating costs. If damage occurs due to negligent behavior, the landlord is entitled to charge the guest for this.

Lights, heating, fans and electrical appliances (e.g., television) must be switched off when not in use.

Fire is only permitted in the designated fireplace and must never be left unattended.

Please do not remove ash from the fireplace. Simply leave it in the fireplace. Cleaning and disposal are carried out exclusively by us.

Smoke and CO detectors must not be tampered with.

Valuables and Liability

The landlord assumes no liability for valuables, wardrobes or personal items of guests.

No liability is assumed for loss, theft or damage to guests' personal belongings.

Damages

Damage to the accommodation or furnishings must be reported to the landlord immediately. Unreported damage may result in a deduction from the deposit or a subsequent damage claim.

Furniture must not be moved from one room to another without prior consent of the landlord.

No items may be removed from the chalet.

Keys

Each guest receives a key to the accommodation.

A key loss must be reported to the landlord immediately.

In case of key loss, the guest is liable for the costs of any necessary replacement of the locking system.

Terrace and Balcony

Children must always be supervised by their parents or legal guardians in terrace and balcony areas.

Special instructions on the use of terrace and balcony must be observed.

Smoking

There is an absolute smoking ban in the holiday home and on the entire property.

Cigarette butts must be disposed of properly. Violations of the smoking ban or resulting pollution or damage (e.g., burn holes) may result in a deduction from the deposit or a separate cost claim.

Pets

Pets are only allowed in the holiday home with the explicit prior consent of the landlord.

Approved pets must not cause damage and must be kept so that other guests and neighbors are not disturbed.

Check-in and Check-out

The chalet can be occupied on the day of arrival, unless otherwise agreed, from 16:00. On the day of departure, the accommodation must be vacated by 10:00 at the latest.

If these times are exceeded without authorization, the landlord reserves the right to charge a surcharge.

When leaving the chalet, the following points must be observed:

  • All windows and doors must be closed
  • All electronic devices and lights must be turned off
  • The chalet must be left in a clean condition
  • The dishwasher must be started with the remaining dirty dishes
  • All trash must be properly disposed of at the waste site
  • Cushions and folding chairs must be removed from the balcony into the storage room
  • Used towels and bedding must be removed and collected in one place in the chalet
  • Heating elements in the bathroom must be unplugged
  • The shoe warmer must be turned off
  • The key must be placed in the designated key box next to the main entrance door and this must be locked securely

Cleaning

We ask you to keep the accommodation clean during your stay and to remove any dirt caused by you immediately.

The accommodation must be left clean and in the condition in which it was found upon departure.

Agreement and Legal Basis

A violation of these house rules constitutes a violation of the rental terms. The landlord reserves the right to terminate the rental agreement and to remove guests who refuse to comply with the house rules from the accommodation and property.

Other statutory provisions are not affected by these house rules.

If any provision of these house rules is wholly or partially invalid, the validity of the remaining provisions remains unaffected.

Austrian law applies.
